TMBR Project Forced To Modify

Citing the COVID-19 pandemic and the tightening of credit markets, developer Todd Simning told the Planning and Zoning Committee of the North Loop Neighborhood Association that the 10-story TMBR condominium tower will not be built.

Instead, Simning is now working with Tushie Montgomery architects to determine whether a seven-story apartment tower could work on the same lot—next to Fairgrounds Coffee at the corner of 3rd Avenue North and 1st Street North.

“We’re still very much in the fact-finding stage,” said Evan Jacobsen of Tushie Montgomery. 

Simning and Jacobsen said if the rental tower is built, it would resemble previous renderings of TMBR, but about 40 feet shorter. As they draw up plans, they said they want to get the neighborhood’s input before moving forward and submitting anything to the city. They intend to provide an update to the Planning and Zoning Committee at its May 20th meeting.
